Will the Builder/Developer act upon the Home inspection reports?
This is one of the nagging doubt in the minds of the Homebuyers.
All Builders/Developers of repute have their own quality team whose primary job is to ensure that the property they are selling to you is defect free, before the handover.
In the ideal situation, the Quality Team of the builder can ensure a problem-free handover to the client. However, due to the pressure of work with deadlines to meet, certain points miss their attention. These are the points which will be captured by the Home inspection team and presented a report. This report will be of help to their handover team in the clearing of snags and satisfying the customer, that is you. So in most of the cases, they treat Home inspection report as positive feedback and carry out the rectification works which also helps them to improve in future works.
In exceptional cases where the Builder/Developer cares more for delivery than customer satisfaction, he may resent rectifying some of the points in the report. In such rare case, you may have to assert your right as the consumer and get the work done.
