What the home owner needs to know and do about a Home inspection :

Expect the inspector to be on time and keep things ready, such as the keys to the house. If there is a delay, the home inspection may not be completed that day and coming back another day will be an additional cost.
Keep the keys to all rooms available and provide help in opening up rooms which are kept usually closed.
There should be ready availability of water and power at all points to be checked, otherwise home inspection will be incomplete.
Remove anything blocking access to whatever is to be inspected.
Provide help in the form of ladders etc., which if expected to be brought by the Inspector, will cost much more for the home inspection.
Tie up your dog and any other pets if it is liable to harm or distract the Inspector.
Remember that the home inspection report will be submitted soon based on a standard checklist covering all points. It helps if the Inspector is not asked too detailed questions (also many times asking solutions beyond his scope), which sidetracks his or her attention, missing sole purpose of home inspection.
